Performance and Financial information
Performance
We continue to retain our four green traffic lights from the
Housing Corporation, which demonstrates our financial strength
and our excellent performance in housing management, development
and governance.
Two Castles Housing Association is a member of Spirit, one
of the strongest and best-performing partnerships of its kind
in the UK. Spirit has helped to secure our future development
status and together with our five fellow members we have bid
for over £40m worth of development grant from the Housing
Corporation.

Finance
Two Castles is committed to investing in provision of affordable
homes and sustainable communities through an ambitious development
programme.
In 2005, we finalised an £18m refinancing deal which
will save hundreds of thousands of pounds for investment in
high quality, low cost homes.
By refinancing 90% of its loan portfolio and completion of deals
with Abbey National Treasury Services (ANTS) and Barclays Bank,
we will save £500,000 per annum in interest payments over
the next 11 years. Lower borrowing costs and revised covenants
means we can access more of our potential £40m untapped
loan capacity on top of our existing £20m loans.
We have also signed up with the award-winning Fusion 21 to
maximise our buying power in the purchase of boilers, doors
and windows and to make considerable savings on repairs and
maintenance. This has already delivered considerable cost
savings and improved performance.
