Working in partnership with South Lakeland District Council
SLDC carried out an assessment on its stock of depot land to identify and highlight a number of potential housing sites to Registered Social Landlords, requiring guarantees that land would be used to provide affordable housing schemes for local people, both now and in the future.
One of these sites was Harmony Hill in Milnthorpe, an area of just under half an acre in size which had been unused for over five years.
The property, a former depot, comprised a warehouse and storage facilities which required remediation due to the presence of hydrocarbon contamination on site.
We purchased the site in March 2009 and entered into a building contract with Leck Construction to develop four two bedroom houses, two three bedroom houses and four two bedroom flats.
All properties are being built to Code for Sustainable Homes Level 3 standards, using traditional masonry construction.
The delivery team for Harmony Hill was procured through the SPIRIT framework and includes Robert Burn Partnership (Quantity Surveyor and Clients Representative), NPS (Architects), RG Parkins (Highways and Drainage Engineers).
New homes will be available to rent from January 2010.
